Finding an affordable home in a city like Mumbai is often seen as a monumental challenge. However, a new opportunity has arrived for home seekers. The Maharashtra Housing and Area Development Authority (MHADA) has officially opened the application process for 118 flats across the city. Unlike the usual lottery system where luck plays a major role, these homes are being offered on a “first-come, first-served” basis.

What is the new MHADA scheme?

MHADA has identified 118 apartments that were previously offered in various lotteries but remained unsold for different reasons. To ensure these homes reach rightful owners quickly, the authority is moving away from the draw system for this specific batch. If you are quick enough to register and complete the process, the flat can be yours.

Where are the flats located?

The available homes are spread across prime locations in both South Mumbai and the suburbs. Whether you want to live near the coast or closer to the business hubs, there is likely an option for you. Locations include:

  • South Mumbai: Tardeo, Lower Parel, and Byculla.
  • Suburbs: Andheri, Juhu, Powai, Kandivali, and Ghatkopar.
  • Eastern Side: Mankhurd, Vikhroli, and Wadala.

Pricing details

The pricing is designed to cater to a wide range of budgets. The most affordable units start at approximately ₹38 lakh, making them accessible for middle-income families. On the higher end, premium luxury flats in areas like Tardeo are priced at over ₹8 crore. This variety ensures that both budget-conscious buyers and those looking for luxury can participate.

Eligibility and documents

To apply for a MHADA Mumbai flat, you must meet a few basic requirements:

  1. Age and Nationality: You must be an Indian citizen and at least 18 years old.
  2. Domicile: You must have a Maharashtra Domicile Certificate issued after January 2018.
  3. Identity Proof: Aadhaar and PAN cards are mandatory for the applicant and their spouse.
  4. Financials: If you plan to take a home loan, you will need a pre-sanction letter from your bank to proceed with the booking.

How to apply

The registration process is entirely online through the official portal: bookmyhome.mhada.gov.in. While registration has already begun, the actual selection of flats and payment of the security deposit will start on March 4, 2026.

Once you select a flat online, you must be prepared to pay 10% of the total cost within 48 hours to secure your booking. Because this is a first-come-first-served scheme, speed is essential.

Looking ahead

If you miss out on these 118 units, don’t lose hope. MHADA has announced plans to launch a much larger lottery featuring nearly 5,000 homes in the coming months, with a major focus on the Goregaon area.

For now, these 118 flats represent a golden chance for Mumbaikars to bypass the uncertainty of a lottery and book a home directly.
