Kamathipura redevelopment: A new beginning for the community

The Maharashtra government has approved a major step toward transforming one of Mumbai’s oldest neighbourhoods Kamathipura. The newly cleared MHADA-led cluster redevelopment plan aims to rebuild the area in a structured and organised manner. This decision marks the beginning of a long-awaited journey to provide safer homes, better surroundings and improved infrastructure for thousands of people living in older buildings.

Kamathipura, spread across nearly 34 acres, consists of many old structures, some more than a hundred years old, most of these buildings are in poor condition, making redevelopment a much-needed step. The approved plan includes lanes 1 to 15 and covers about 800 residential and commercial buildings, all of which will be part of the cluster redevelopment.

Under this project, around 8,001 residents including nearly 6,625 residential tenants and 1,376 commercial occupants, will be rehoused. The plan ensures that every eligible residential tenant receives a well-designed 2BHK home of around 500 sq ft carpet area. This move aims to improve the quality of life for families that have lived in small, congested and unsafe houses for generations.

Landowners will also receive benefits based on the size of their land. 

For example, owners with plots up to 50 sq m will get one 500 sq ft flat, while larger plots may qualify for additional units. This approach ensures a fair distribution of homes and encourages landowners to support the redevelopment.

MHADA will also gain around 44,000 sq m of built-up area, which will be used for public housing and facilities. Developers, on the other hand, will receive development rights for nearly 567,000 sq m, allowing the creation of approximately 4,500 new units. This balancing of public and private interest is expected to attract investment and speed up the project.

The redevelopment will be carried out under DCPR 2034 Regulation 33(9), which supports cluster redevelopment for old and unsafe areas. Unlike individual building redevelopment, cluster redevelopment brings entire stretches under planned rebuilding. This leads to wider roads, organised open spaces, better infrastructure and improved services.

The project brings many opportunities for the community. Residents will receive safer, modern homes. Narrow lanes may be widened and essential services like drainage, electricity and water supply will improve. Commercial activity is expected to grow as new shops and offices come up. Most importantly, the neighbourhood will get a fresh identity after years of neglect.

However, the process also comes with challenges. Coordinating thousands of tenants, maintaining transparency in eligibility lists and ensuring the project stays on schedule are all crucial. Smooth relocation of residents and timely construction will be the key to successful redevelopment.

Overall, the Kamathipura Redevelopment project is a hopeful chapter for both the residents and the city. It promises safer living spaces, improved infrastructure and a complete upliftment of one of Mumbai’s most historical areas.
