The Brihanmumbai Municipal Corporation (BMC) has started a big drive against citizens who have not paid their dues in an effort to improve the city’s finances. According to recent reports, the civic authority has found 6,922 houses in Mumbai that have nearly ₹6,000 crore in unpaid property taxes.
Why Is This Action Happening Now?
One of the city’s most significant revenue streams is property taxes. This money is utilized for waste management, public hospital operations, road maintenance, and bridge construction. Large property owners’ nonpayment leaves a hole in the budget, making it more difficult to supply Mumbai’s millions of residents with basic services.
The BMC is making a lot of effort to reach its collecting goals as the financial year draws to a conclusion. The authorities have determined that enough time has passed and that more stringent procedures are now necessary to guarantee that everyone makes their fair share of contributions.
What Kind of Action Is Being Taken?
The BMC’s approach entails a number of actions to promote and, if required, compel payment:
- Attachment of Properties: The BMC has attached more than 6,900 properties thus far. “Attachment” denotes that until the tax is paid, the owner is unable to sell or transfer the property. This serves as the asset’s legal lock.
- Seizure of Assets: The BMC has taken action to seize properties in more severe situations. Nearly 500 owners who disregarded several warnings have already experienced this.
- Public Auctions: The BMC has suggested holding an auction of 210 properties for individuals who still won’t pay. The proceeds from these sales will be used to pay down the outstanding tax obligations.
- Targeting Big Defaulters: High-value commercial buildings, major developers, and upscale hotels that owe crores of rupees are the main targets.
The Results So Far
Already, the enforcement is effective. Many owners hurried to pay their bills as soon as they heard about the seizure and auction procedure. More than 2,800 property owners have already made payments, assisting the BMC in quickly collecting almost ₹784 crore.
Approximately 82% of the BMC’s annual tax target has been successfully collected as of early March. Although this is a noteworthy accomplishment, the authorities have not yet stopped. In order to save losing their properties, they are pleading with all remaining defaulters to make their payments by March 31.

Citizens are advised to check their status on the official BMC portal in order to prevent such harsh measures. The procedure has been simplified:
- Enter your property account number on the BMC website.
- Check your unpaid bill, which includes any penalties.
- Use a variety of safe online payment options.
